Home Inspection Services

WIN Home Inspection has served home buyers, home sellers, home owners, and real estate professionals in the Lancaster, PA area since 2002.  Our attention to detail and our commitment to customer satisfaction set us apart from the competition. We know that buying a home can be a stressful time so we help guide our clients through the home inspection process by educating our clients about their new home while keeping things in perspective. We even take care of setting up the inspection appointment with the listing agent or seller. Our inspection reports are presented in an easy to read and understand narrative format and include digital photos for enhanced understanding of any issues found. We even include preventive maintenance suggestions as well as recommendations to help lower energy costs while helping to ensure interior comfort for years to come.

We adhere to the Standard of Practice and Code of Ethics of the American Society of Home Inspectors (ASHI). ASHI is the recognized GOLD standard in the home inspection industry. Home Buyer Inspections -

Standard and Extended Home Inspections

Our comprehensive home inspection is for the client who would like a detailed and thorough analysis of their new home's major systems.  It is catered to the client who is concerned not only with the systems that make the home habitable, but also provides a list of the smaller items that may need attention after moving into the home.  Our visual non-invasive home inspection includes over 500 items, from the foundation to the roof and all the home's major systems including the electrical, plumbing, and heating/air conditioning systems.  We also include the major built-in kitchen appliances remaining with the home. We inspect all types of homes including new construction, resales, and manufactured/modular homes.

Our onsite inspection typically takes approx. 3 hours depending upon the size and condition of the home. 

One step beyond our Standard Home Inspection is our Extended Home Inspection. It includes an Infrared (IR) Thermography Scan of the home. Condominium (Condo) Inspection

Like stand-alone homes, condominiums (“condos”) should also be inspected before purchase.  Our extensive inspection of the condominium's interior reviews the structure from the exterior walls inward, mechanical, plumbing, electrical, and heating/AC systems within the home, and includes the major built-in kitchen appliances remaining with the home.  Our onsite condominium inspection typically takes approx. 2~3 hours depending upon the size and condition of the home.

Multi-Unit Inspection

WIN Home Inspection provides comprehensive inspections for multi-unit properties (duplexes, multiplexes, rental properties, etc.).  Similar to our standard full home inspection, this inspection reviews the major systems of the individual units of a multi-unit property, as well as all shared major systems and structural components.  The onsite inspection time depends upon the number and size of units to be inspected and their condition.

Home Buyer Consultation

We provide home buyer consultations for homes that have already been inspected as part of our Seller's "Ready For Purchase" Pre-Listing Home Inspection (see below).  We will review and explain the original seller's home inspection report and answer any questions the new home buyer may have.  Our onsite home buyer consultation typically takes approx. 1~2 hours depending upon the size and condition of the home.

Seller’s "Ready For Purchase" Pre-Listing Home Inspection

Our seller's "Ready For Purchase" home inspection, also known as a "Pre-Listing" home inspection, provides comprehensive information on the current condition of your home and includes recommendations for repairs, maintenance, and/or enhancements to help improve the home’s marketability prior to putting it on the market.  After the inspection, you can work with your real estate agent to either decide which issues to address before listing the home or to simply adjust the listing price to reflect any costs of repairs that would be revealed in a home inspection performed later by a potential home buyer during the contingency process.

Multiple studies have shown that buyers often ask for a credit or a price reduction of two or more times what a repair may actually cost.  Knowing any issues upfront, before the home is on the market, can allow you (the seller) to obtain repair quotes ahead of time so that you will know the true repair costs versus what a buyer may ask for the same repair.  This can help save you money.  Our seller's "Ready For Purchase" home inspection report can also serve as a valuable sales tool documenting the attention to detail and care that you’ve taken in protecting your investment during your ownership.

Homeowner Inspections -

1 Year Anniversary Home Inspection

This type of home inspection is performed approximately 30 to 45 days before the expiration of your builder's one-year new home warranty.  This inspection covers any warranty-related concerns that you may want to bring to the builder's attention, and allows time for any necessary repairs before your new construction 1 year warranty expires. With WIN's 1-year anniversary new construction inspection, you’ll know if your new home was constructed with quality in mind, for your peace of mind.

Preventive Home Maintenance Inspection

WIN’s comprehensive "Preventive Home Maintenance inspection" is for the homeowner client who isn't necessarily planning on moving, yet would like a detailed analysis of their current home's condition.  This inspection can help determine areas of the home that warrant maintenance or repair and we also provide recommendations to help lower energy costs and increase interior comfort.  A home owner most often knows their home the best, however a detailed and thorough evaluation by a trained WIN inspector can often shed light on possible safety or other maintenance issues that an ordinary home owner may not be aware of. Think of our “Preventive Home Maintenance Inspection” as a check-up for your home just like you’d go to a doctor for an annual health checkup.
