WIN Home Inspection now offers Verbal Consultations!
What is a "Verbal Consultation"? It is a 4-point consultation at the home (lasting up to 1 hour) that you are considering buying and covers some of the basics. It ideally can be performed during a private showing with the prospective buyer and their Realtor. We will look at the following items:
(1.) Breaker panel(s),
(2.) Main roof covering's general condition (weather permitting),
(3.) On/Off operation of the HVAC system to ensure proper output temperatures, and
(4.) On/Off operation of the faucets in the kitchen and bathrooms.
Per PA Act 114 (the "Home Inspection Law") and the ASHI Standard of Practice (SOP), a verbal consultation is not a replacement for a home inspection but can be viewed as one of the 1st steps in buying a home. A verbal consultation and a full home inspection each has their own purpose; a full home inspection is considerably more thorough and covers well over 500 items in the home. A Verbal Consultation is also sometimes called a 'walk and talk inspection'.
No written report or photos are provided to the client with the Verbal Consultation yet the information that we can provide can help the prospective buyer decide about moving further along in submitting a purchase offer on the home or moving on to a different home. If you do decide to submit a purchase offer after our Verbal Consultation and your offer is accepted by the seller, we even give the buyer a discount towards having a full home inspection performed on the same within 20 days of the Verbal Consultation. To be able to potentially negotiate any issues found, you would need a full home inspection performed. Also, electric, water, and the heating system's fuel (natural gas, propane, or fuel oil) must be on, and the included systems must be safely accessible. The client is responsible for having all utilities/systems operational before the Consultation begins; the inspector does not turn on circuit breakers or water or gas valves or ignite pilot lights to operate these systems.
